Longfellow Master Plan

A conceptual master plan study commissioned by Good Capital Group as part of a five-parcel assemblage within a public-private partnership. The core challenge was two-fold: providing meaningful parking supply to a high-demand beach community while delivering the density and amenities necessary to justify the land basis — all within a context rightly protective of its scale, viewsheds, and character. Through careful study of surrounding view corridors, RDA developed a three-part scheme with stepped massing and a single concentrated node of density. The resulting structures are deliberately fractured and transparent, allowing light and sightlines to pass through while keeping the majority of the site beneath the prevailing 30-foot height limit. A varied material palette grounds the project in its coastal surroundings without mimicking them.
