Commissioned by Good Capital Group and Newmark to support an early-stage acquisitions and leasing strategy, RDA developed four distinct test-fit scenarios to aid the development team in both underwriting and tenant outreach. By working within the constraints of the existing building systems and grounding each concept in constructible, feasible solutions, the leasing effort generated strong interest across a broad range of prospective users — each able to realistically underwrite the space for their own operations. The building is now fully leased, having attracted multiple above-ask offers from investment-grade tenants drawn to the potential of the space.
